Al Raha
"Is Al Raha past its best?" Older is not the same as worse. The real question is which buildings have aged well.

Al Raha is one of Abu Dhabi’s first waterfront communities, built along a long stretch of coast between the city and Yas Island. Most of it is finished and lived in. That is its strength and its catch: what you see is what you get, for better and for worse.
The place, briefly
- Location: along the mainland waterfront beside Yas Island.
- Ownership: a freehold area. Foreign buyers can own property here.
- Backed by: Aldar, the master developer, with other developers on individual plots.
- Make-up: a series of waterfront neighbourhoods, each with its own character. Al Bandar around its marina, Al Muneera along the canal and beach, Al Zeina with its private beach, plus Al Hadeel, Al Seef and Al Raha Lofts. Mostly apartments, with townhouses and some villas.
- Daily life: Al Raha Mall, waterfront dining in Al Bandar, beach access in several neighbourhoods, Space42 Arena for events and Burjeel Medical Centre in Al Zeina.
- Getting around: a public water taxi has linked Al Bandar with Yas Bay and Yas Marina since 2022.
- Future transport and development proposals should be checked against the current official plan before being used in a purchase decision.
Schools and nurseries

A common mix-up
Al Raha and Al Raha Gardens are different places. Al Raha Gardens is a villa community in Khalifa City, reserved for UAE nationals. Al Raha is the waterfront freehold community open to all nationalities. Listings and search results often blur the two.
Who it suits
- Buyers who want a finished community, with neighbours, shops and the beach already in place, between the city and Yas.
- Rental investors who prefer established demand over a launch still years from handover.
- People working on Yas, in Khalifa City or near the airport, who want a short daily drive.
Who it doesn’t suit
- Buyers who want everything brand new. Most of Al Raha was completed over the last fifteen years or so; new homes here are the exception, not the rule.
- Anyone who assumes every building ages the same way. Two towers of the same age can differ widely in maintenance, service charges and management.
What the average hides
Older stock means room to negotiate, or repairs nobody mentioned. Usually both, in different buildings.
Questions before your shortlist
Is anything new being built in Al Raha?
Yes, on Luluat Al Raha for example, an island within the community, developed by ICT. Its phases hand over at different dates later this decade, so check the phase, not the project name.
How far is Al Raha from the city and from Dubai?
, which is why many residents work on Yas, in Khalifa City or between the two cities.
Is there a beach in Al Raha?
Yes, in several neighbourhoods. Access depends on the building: some beaches are reserved for residents of specific communities, such as Al Zeina.
How do I get from Al Raha to Yas Island?
By road in a few minutes, or by the public water taxi that links Al Bandar with Yas Bay and Yas Marina.
