Al Hudayriyat Island
"Am I early, or am I late?" On Al Hudayriyat, the honest answer is: early. The real question is whether early suits you.

For years, Al Hudayriyat was where Abu Dhabi went to cycle, surf and swim. Now it is becoming a place to live. The sports and the beach are already here; the homes are still being built. You buy into a master plan, with a government-backed developer, before the first neighbours move in.
The island, briefly
- Location: off the Al Bateen coast, linked to the mainland by bridge.
- Ownership: a designated investment zone since 2024. Foreign buyers can own freehold.
- Backed by: Modon, the master developer.
- Make-up: low-density villa and mansion communities, such as Al Naseem and the Nawayef neighbourhoods, plus apartments in newer launches and Wadeem, a community of plots for custom villas.
- Daily life: Hudayriyat Beach (free entry), the Abu Dhabi Cycling Club hub, 321 Sports with the Mouratoglou Tennis Center, Circuit X adventure park and Surf Abu Dhabi, one of the world’s largest wave pools.
- Next: Velodrome Abu Dhabi, an international-standard indoor cycling track with a rooftop ramp, due to open in late 2026.
Schools and nurseries
There is no school or nursery open on the island yet. Schools, Hospitals,Offices and Retails are on the masterplan of Hudayriyat already. Check the phases.
Who it suits
- Owners thinking long term, buying early into a master plan backed by a government developer, to hold.
- Active families who want the beach, the cycling tracks and the sports clubs on their doorstep.
- Buyers who want a villa close to the city and not far from ADGM, not on its edge.
Who it doesn’t suit
- Anyone who needs to move in or sell in 1 year after purchasing. The first homes are only starting to hand over, from late 2027.
- Buyers who want a finished community with years of neighbours, shops and routine already in place.
What the average hides
On an island where everything is under construction, the average is a launch price, not a market price. Follow the first resales it will set for you the real one.
Questions before your shortlist
When do the first homes hand over?
Al Naseem villas are due late 2027. Later launches, including apartments, are scheduled towards the end of the decade. Each phase has its own date check that before buying.
Can I buy a plot and build my own villa?
That is the idea behind Wadeem, a planned community of custom villa plots. Plot sales follow their own rules on design approval and build deadlines, so read the conditions before you buy.
Al Hudayriyat or Saadiyat for a beach villa?
Saadiyat is finished on the beach, with museums and schools already open. Al Hudayriyat is closer to the city and built around sport, with price per sqft way lesser than Saadyiat yet its communities are still being built. One is bought for what it is, the other for what it will be.
When you are ready
