What Does It Really Cost to Buy Property in Abu Dhabi?

The advertised price is only one part of buying a home in Abu Dhabi. Before you reserve, ask for the full cash requirement at transfer and the recurring cost of holding the property. A lower price can still leave you with a higher annual bill.

Do not reserve until the costs are written down

If your budget covers only the purchase price, pause before committing. Registration, agreed agency fees, financing and building costs can affect whether a property fits your plans. Request the amounts, payment dates and responsible party in writing.

Separate the main cost categories

  • Registration: ADREC’s published mainland off-plan sale schedule states 2% of the property value, shared equally between seller and buyer. Confirm the applicable service, registry and any agreed allocation for your transaction. Do not automatically apply a mainland quotation to an ADGM property.
  • Agency: ADREC’s published rule sets sale and purchase brokerage commission at 2%, capped at AED 500,000. Confirm your contractual liability, invoice and applicable VAT; do not assume a developer pays every fee.
  • Finance: request the bank’s current written offer covering arrangement, valuation, mortgage registration and any other charges. A calculator estimate is not a loan approval.
  • Property-specific charges: ask about clearance certificates, assignment charges, outstanding amounts, administration and any applicable registration-service charges.

An illustration, not a transaction quotation

On a mainland purchase priced at AED 3 million, a 2% registration calculation is AED 60,000. If the contract allocates that full amount to the buyer, and a 2% agency charge also applies to that buyer, those two items total AED 120,000 before applicable VAT and other charges. Different allocation or registry rules change the total. Ask for a transaction-specific breakdown instead of treating this illustration as an all-in budget.

Check the annual holding cost

Request the current service-charge statement and whether any balance is outstanding. Compare maintenance, utilities, cooling, insurance and management costs that apply to the property. For a rental investment, allow for vacancy and repairs; projected rent is not guaranteed income.

The unknowns are building-specific: current charges, condition, payment obligations and any planned works. Citywide averages cannot establish your unit’s annual cost.

Keep the reservation checklist

  1. Match the unit reference, size definition, parking and inclusions to the contract.
  2. Verify the seller’s title or off-plan contract and authority to sell.
  3. Read cancellation, refund, financing and deadline provisions before paying.
  4. For off-plan, confirm registration and the applicable approved payment route.
  5. Resolve the fee allocation, outstanding balances and payment schedule in writing.

Questions buyers ask

Does the buyer always pay all registration fees?

Do not assume that. Check the applicable schedule and the allocation agreed in your contract.

Is the agency fee included in the price?

Only rely on a written agreement and invoice. Ask what is included, who is liable and whether VAT applies.

Can I use one fixed bank-fee estimate?

No. Product charges and eligibility vary. Obtain the lender’s current offer for your circumstances.

Do service charges stop when the property is empty?

Vacancy does not by itself remove ownership obligations. Check the building’s current charge arrangements and your liability.

Build a budget around the property

Compare ready properties, off-plan resale and new projects, then use the area guides to narrow your search.
