Open Abu Dhabi area map ↗Al Bahya is a mainland suburb just north-east of Yas Island, long known as a residential area for Emirati families. It is now changing: in April 2026, Sobha Realty launched Sobha City here, a large master-planned community open to buyers of all nationalities. Two very different markets now share one name.
The area, briefly
- Location: on Abu Dhabi’s mainland, north-east of Yas Island.
- Ownership: mixed. Sobha City sits in a freehold zone open to all nationalities. Other communities, such as Aldar’s Al Deem Townhomes, are reserved for UAE nationals.
- Backed by: Sobha Realty for Sobha City, its first project in Abu Dhabi; Aldar for Al Deem.
- Make-up: established villas, plus new townhouses and, in Sobha City, apartments, garden villas and estate villas.
- Planned in Sobha City: a waterfront promenade with a marina, a Par-3 golf course, a long wellness loop for walking and cycling, schools and healthcare.
- Timing: the first phase of Sobha City is due in late 2029.
Schools and nurseries
Both Aldeem and Sobha City’s master plan includes schools
Who it suits
- Buyers who want a new master-planned community near Yas and the airport, at an entry point below the islands.
- Owners thinking long term, comfortable waiting for the first phase to hand over.
- Families who want green space and a villa with a garden, with Yas a short drive away.
Who it doesn’t suit
- Anyone who needs to move in or rent out before the end of the decade.
- Buyers who assume every Al Bahya listing is open to foreigners. It is not.
- Anyone who wants a finished community with years of track record around it.
What the average hides
An average for Al Bahya mixes Emirati-only homes with a brand-new freehold launch. For a foreign buyer, only one of those numbers is relevant.
Questions before your shortlist
Can foreigners buy anywhere in Al Bahya?
No. Foreign buyers can own inside designated freehold projects, such as Sobha City. Other communities in Al Bahya are reserved for UAE nationals. Check the zone of the exact project before you pay a deposit.
Is Sobha City the same Sobha as in Dubai?
Same developer, different market. Sobha City is Sobha Realty’s first project in Abu Dhabi, so it follows Abu Dhabi’s registration and ownership rules, not Dubai’s.
Al Bahya or Yas Island for a family villa?
Yas is built and lived in, with the beach, the mall and resale history. Sobha City in Al Bahya is a new launch nearby, with homes due from late 2029. One is bought for today, the other for the end of the decade.
