Al Jurf sits on Abu Dhabi’s coast at Ghantoot, between the capital and Dubai. It was planned as the opposite of a tower city: large plots, low density, a long natural beach and a nature reserve. People come here for space and quiet, and accept the drive that comes with them.

The area, briefly

  • Location: at Ghantoot on Abu Dhabi’s coast between the capital and Dubai.
  • Ownership: foreign buyers can own freehold.
  • Backed by: IMKAN, the master developer of AlJurf, owned by Abu Dhabi Financial Group. Other developers, such as Ohana, build along the same coast.
  • Make-up: villas and mansions on large plots, land plots for custom homes, and a smaller number of apartments.
  • Daily life: a long private beach, a nature reserve, and gravel roads by design.
  • Ready today: earlier villa communities such as AlJurf Rabia, Budoor and Joud have handed over. Newer phases, such as Shaden and Kayan, are completing in stages.
  • Next: SHA Residences Emirates, a healthy living island with villas and apartments built around a SHA Wellness Clinic, along with Jacob&Co branded Residence by Ohana.

Schools and nurseries

There are no schools or nurseries inside the community at the moment yet they are in the pipelines. Families drive to schools in the surrounding cities.

Who it suits

  • Buyers who want a second home by the crystal sea inside a natural reserve for flamingos and gazelles, within driving distance of both cities.
  • Families who prefer a large plot and privacy to being close to everything.
  • People who split their week between Abu Dhabi and Dubai.

Who it doesn’t suit

  • Anyone who wants to walk to shops, schools or restaurants. Daily life here is by car, and the drive is longer.
  • Income-first investors. Demand comes mostly from owners and weekenders, not a deep pool of year-round tenants.
  • Families who need a school close by.

What the average hides

A beachfront mansion plot and a garden villa a few rows back share the AlJurf name. The sea decides most of the difference.

Questions before your shortlist

Is Al Jurf in Abu Dhabi or Dubai?

Abu Dhabi. Al Jurf is in Ghantoot, inside the emirate of Abu Dhabi, close to the border with Dubai. Property here is registered under Abu Dhabi’s rules, not Dubai’s, which many buyers only discover late.

Al Jurf, AlJurf Gardens or Ghantoot: what is the difference?

Ghantoot is the wider coastal area. AlJurf is IMKAN’s master-planned community within it, and AlJurf Gardens is one of its neighbourhoods. Other projects in Ghantoot are separate developments.

What is SHA Residences Emirates?

A community of villas and apartments around a SHA Wellness Clinic, the medical wellness brand from Spain, on an island within AlJurf.

Can I live here full-time?

Yes, and some owners do. Plan for the drive: schools, offices and most services are in the cities on either side.
