Can Foreigners Buy Property in Abu Dhabi?

Yes, foreigners can buy property in Abu Dhabi’s designated investment zones. The useful question is whether the exact property you are considering offers the ownership right you need. A familiar island name or a sales brochure is not proof of title eligibility.

Start with the property, not the neighbourhood name

If you need confirmation before paying a reservation fee, ask for the unit or plot reference, registered owner, ownership right and applicable registry. Have those details checked against the current record. Do not assume every property within a marketed community has the same legal position.

Abu Dhabi’s ownership framework permits non-UAE individuals and legal entities to own property in designated investment zones. Eligibility for a particular transaction still depends on the property record and the proposed buyer.

Freehold, usufruct and musataha are different

  • Freehold: an ownership right, subject to the applicable registration framework and property restrictions.
  • Usufruct: a right to use and benefit from property. Abu Dhabi legislation allows terms of up to 99 years.
  • Musataha: a right to build on land. The stated term is up to 50 years, renewable for a similar period by agreement.

These rights are not interchangeable. Read the proposed agreement with an appropriately qualified legal adviser before committing.

Check which registry applies

ADREC and the relevant registration service are the starting point for mainland property checks. Al Maryah and Al Reem fall within ADGM’s real estate framework, so confirm the applicable ADGM registration process for a property there. Registration, contractual requirements and fees should be checked for the actual transaction.

Five documents and answers to request

  1. The exact unit or plot identification and ownership right.
  2. The seller’s registered title or off-plan purchase contract, as applicable.
  3. Any mortgage, outstanding payments, service charges or restrictions.
  4. For an off-plan purchase, the project registration and applicable payment safeguards.
  5. A written schedule of transaction fees and who pays each one.

What remains unknown until a property is identified includes the title position, building charges, assignment conditions and suitability for your intended use. Area averages cannot answer those questions.

Compare the area as well as the title

Explore Portavia’s Abu Dhabi area guides to compare daily access, facilities and housing styles. Then review ready properties, off-plan resale or new projects. An area guide is practical context, not confirmation that every plot is available to every buyer.

Questions buyers ask

Can a non-resident buy?

Residence and property ownership are separate questions. Confirm the buyer’s eligibility and required identification with the applicable registry before proceeding.

Can a foreign company buy?

The framework includes legal entities, but the entity’s eligibility and documentation need transaction-specific review.

Is every property on a popular island freehold?

No blanket assumption should be made. Check the exact property reference and registered right.

Does buying a property automatically provide a visa?

No. Immigration eligibility and approval are a separate process. Do not make a purchase decision on an unconfirmed visa promise.
