Open Abu Dhabi area map ↗Fahid is Aldar’s new island between Yas and Saadiyat, planned around the sea, the mangroves and walking rather than driving. Today it is a master plan and a construction site. That is why the first launches sold so fast, and why the choice of phase matters more here than almost anywhere else in Abu Dhabi.
The island, briefly
- Location: a separate island between Yas Island and Saadiyat Island, close to the Sheikh Khalifa Highway corridor.
- Ownership: the launched phases are sold as freehold and are open to foreign buyers. Confirm the title type for your exact unit.
- Backed by: Aldar, the master developer.
- Make-up: more than 6,000 homes planned, from apartments to townhouses and waterfront villas, with a beach on one side of the island and mangroves on the other.
- Planned: a long landscaped park with running and cycling routes, a waterfront promenade, a retail street, hotels and a beach club.
- Handovers: the first phase, Fahid Beach Residences, is scheduled for 2029. Later phases follow over the next few years.

Schools and nurseries
Nothing is open on the island yet. King’s College School Wimbledon has announced its first campus in the region here: a British school from kindergarten to Year 13, planned to open in September 2028, subject to approvals. Until then, families rely on schools on Yas, Saadiyat and the mainland.
Who it suits
- Buyers who want a new home by the sea or the mangroves between Yas and Saadiyat, and can wait until 2029 or later.
- Families planning around a British school scheduled to open on the island.
- Owners who value walking, cycling and green space over being in the middle of the city.
Who it doesn’t suit
- Anyone who needs to move in or earn rent before 2029.
- Buyers who want resale history before they commit. So far, every sale here is off-plan.
- Anyone who needs shops, hotels and a school open now. They are planned, not built.
What the average hides
Fahid will be sold in many phases over several years. An early phase and a later one, the beach side and the mangrove side, an apartment and a villa will not move together. A launch price tells you what the developer asked on the day. It does not tell you which phase will hold its value when the next release arrives with newer plans and a later handover. That part of the picture we share in private.
Questions before your shortlist
When can I move in on Fahid Island?
The first phase is scheduled for 2029 and later phases come after it. Check the handover date written in your own sales contract, not the one in the brochure.
Is Fahid Island part of Yas or Saadiyat?
Neither. It is a separate island between the two, with its own master plan by Aldar. Ask how you will reach the island and the school from your exact plot.
Can I sell my Fahid unit before handover?
Units from the first launches are already being offered for resale. The conditions, including how much of the price you must have paid first, are set in your sales contract. Read that clause before you reserve.
Fahid or Saadiyat for a beach home?
Saadiyat is finished, with museums, schools and years of resale history. Fahid offers a newer home on a planned island next door, and asks you to wait for it to be built. One is bought for what exists, the other for what is promised.
