Golden Visa Through Property in Abu Dhabi: The 2026 Rules

Passport and visa application on a tablet, Golden Visa through property in Abu Dhabi

Yes. In Abu Dhabi, property worth AED 2 million or more, with at least AED 2 million of your own money paid, can qualify you for a ten year UAE Golden Visa. Before you buy, two things matter: that this specific purchase gets you the visa, and that you would still want the property without it.

"Buy for AED 2 million, get a ten year visa" is the most repeated line in UAE real estate, and it is mostly true. The trouble starts when people buy the visa and forget they also bought a property.

This article is not for you if

  • You already have residency through work or a business, and the visa is not part of your decision.
  • You are buying in Dubai. The visa is federal, but valuation and registration run through each emirate.

The rule in one line

In Abu Dhabi, you can qualify for a ten year Golden Visa when you own property worth AED 2 million or more and at least AED 2 million of it is your own money, already paid. The visa is federal, issued by ICP, and in Abu Dhabi you apply through the Abu Dhabi Residents Office.

What "AED 2 million paid" means in practice

Dubai works differently. In Abu Dhabi, what counts is what you have actually paid:

  • Ready home, no mortgage: the registered value must be AED 2 million or more.
  • Off plan: bought from an approved developer, with at least AED 2 million already paid to the developer. A AED 2 million unit must be fully paid first. On a AED 4 million unit, AED 2 million paid is enough.
  • Mortgage: allowed through a national bank, as long as your own money in the property is at least AED 2 million. On a AED 5 million home, the outstanding loan cannot be more than AED 3 million.
  • Several properties: the requirement is a total value, so more than one unit can count, as long as they are all in Abu Dhabi. Property in another emirate cannot be combined.

Buying with a spouse

You cannot combine shares to reach AED 2 million. If you and your spouse own a property together, each of your shares must reach AED 2 million on its own. A AED 3 million home owned half and half does not qualify either of you.

If the visa is part of your plan, tell us before the sale. We set whose name the property is registered in as part of the transaction, because the qualifying owner is the one who sponsors the family.

What is still worth checking in Abu Dhabi

How your case is valued and documented is where buyers get caught out:

  • Value: which valuation the authorities will accept for your unit, and whether it reaches AED 2 million. The price you agreed with a seller is not automatically the value recognised for the visa.
  • Payment: proof of what you have paid to the developer, or how much of the property is yours outside the mortgage.
  • Title: whose name the property is registered in, and in what shares.

Ask these before you sign, not after. If a property sits just above AED 2 million, the margin for error is small.

What the visa gives you

  • 10 years of residency, renewable while you still qualify.
  • Family sponsorship: spouse and children, with domestic staff allowed.
  • No six month rule: unlike standard residency, time spent outside the UAE does not cancel the visa.

What happens if you sell

The visa is tied to the investment. If you sell and what you still own in the UAE falls below AED 2 million, you need another route to residency or a new qualifying purchase. Plan the sale and the visa together, especially if your family's residency depends on it.

The mistake we see most

Buying the cheapest unit that clears AED 2 million, in whatever location makes the numbers work. The visa lasts ten years; the property has to make sense for at least as long. If you would not buy it without the visa, it is the wrong property.

What this article can't tell you

Whether a specific unit, or a specific combination of units, will qualify, and which of them will still be worth owning when the visa comes up for renewal. That depends on the property, the title and your family's plans.

Questions buyers ask

Can I get the Golden Visa without living in the UAE?

You need to be in the UAE to complete the application, including the medical test and biometrics. After that, you can spend long periods abroad without losing the visa.

Does a property bought through a company count?

It depends on the company and how the purchase is structured. Tell us at the start and we will set it up the right way as part of your purchase.

Can my parents be included?

Spouses and children can be sponsored. Parents follow separate conditions, and we go through them with you before you buy.
