Jubail Island

"Is Al Jubail too quiet?" For some buyers, quiet is the whole point. The real question is whether you want it every day.

Al Jubail sits between Saadiyat and Yas, but feels far from both. Most of the island is left to mangroves and open space; homes cover a small part of it, by design. Families have been moving in since 2024, and the shops, schools and town centre are arriving around them.

The island, briefly

  • Location: between Saadiyat and Yas, reached from the E12.
  • Ownership: foreign buyers can own freehold.
  • Backed by: Jubail Island Investment Company, developed by LEAD Real Estate Developer.
  • Make-up: predominantly villas and townhouses across six residential villages, with selected apartments and custom-home plots. Confirm the village identity and plot conditions.
  • Daily life: Jubail Mangrove Park with boardwalks and kayaking, cycling and walking trails, district parks, a marina, community centres with mosques, and a Spinneys supermarket.
  • Next: the Jubail Town Centre, with shops, offices, apartments, a clinic and a nursery, and Gordonstoun Abu Dhabi, a school from the British boarding school in Scotland, due to open in 2027.

Schools and nurseries

On the island

  • Redwood Centre of Excellence: Montessori nursery, from 6 months to age 6.
  • Gordonstoun Abu Dhabi: British curriculum, nursery to Year 13, due to open in 2027.

Nearby

  • The schools on Saadiyat and Yas, a short drive along the E12.

Who it suits

  • Families who want a villa, a garden and nature around them, with Saadiyat and Yas a short drive away.
  • Buyers who value low density over a busy waterfront.
  • Owners thinking long term, buying into a community that is already lived in but still filling in its services.

Who it doesn’t suit

  • Anyone who wants to walk to restaurants, a mall and a beach club. Daily life here still means a drive for most of that.
  • Apartment investors looking for a deep rental market. Apartments are a small part of the island, so there are fewer tenants and fewer comparable deals.
  • Buyers expecting a beach community. The coast here is mangrove.

What the average hides

A mansion plot on the water and a townhouse by the main road share one island name. Very little else about them is the same.

Questions before your shortlist

Are people already living on Al Jubail?

The developer reports initial villa handovers from 2024. Check the exact village and completed services rather than assuming every phase is at the same stage.

Al Jubail or Saadiyat for a family villa?

Al Jubail is quieter and greener, built around mangroves, with more space for the money. Saadiyat has the beach, the museums and several schools already open. One is chosen for calm, the other for what is already there.

Can I build my own home on Al Jubail?

Yes, on the island’s mansion plots, sold as land for custom homes. Each plot comes with design guidelines and approval steps, so read them before you buy.
