Open Abu Dhabi area map ↗Masdar City was planned as the world’s first car-free, zero-carbon city. What stands today is smaller than that plan: a working district of research, offices, a university and a growing number of homes, next to the airport. Buyers who judge it by the brochure of 2008 miss what it actually is now.
The city, briefly
- Location: on the mainland near Zayed International Airport.
- Ownership: a designated investment zone. Foreign buyers can own freehold.
- Backed by: Masdar, Abu Dhabi’s clean energy company, owned by Mubadala, ADNOC and TAQA.
- Make-up: mid-rise apartment buildings, some townhouses, offices and research buildings, built to high sustainability ratings.
- Daily life: My City Centre Masdar, cafes and shaded walkways, Masdar Park and the Al Mamsha walking and cycling trail.
- Neighbours: the headquarters of IRENA, the UAE Space Agency, Siemens Energy, G42, Khalifa University and the Mohamed bin Zayed University of Artificial Intelligence (MBZUAI).
- Next: a large new residential community by Masdar City and Taraf, announced in 2025.

Who it suits
- Income investors looking for a lower entry point than the islands, with tenants from the university, the research companies and the airport.
- People working at Khalifa University, MBZUAI, the free zone companies, the airport or on Yas, who want a short daily drive.
- First buyers in Abu Dhabi who prefer a newer building to a waterfront view.
Who it doesn’t suit
- Buyers who want the beach or the water. Masdar City is inland.
- Families with older children set on a British school close to home. The British school here currently teaches younger year groups only.
- Anyone expecting the original plan. Much of what was announced in the early years was scaled back or rethought.
What the average hides
Some buildings rent mostly to students and researchers on short contracts; others to families who stay for years. Same city, very different tenancy.
Questions before your shortlist
Do the driverless pods still run in Masdar City?
The pod system was a pilot that never expanded across the city. Today Masdar City is reached by car, with parking and electric shuttles; only part of the centre is designed without cars. Many older articles still describe the original plan.
Is Masdar City the same as the Masdar Free Zone?
No. The free zone is a business licence for companies based there. It does not change how you buy or own a home: residential ownership follows Abu Dhabi’s investment zone rules.
Masdar City or Yas Island for a first investment?
Masdar has the lower entry point and tenants who work next door. Yas has the leisure, the beach and the bigger resale market. One is bought for the tenant, the other for the island.
Does the Abu Dhabi rent freeze apply in Masdar City?
ADREC announced a temporary 0% increase measure on 3 June 2026, referencing the last registered Tawtheeq rent. Confirm the current measure and applicable tenancy authority for the exact lease; ADGM has its own property framework.
