Who it suits
- Buyers who want a villa on their own stretch of beach, close to the city.
- Second-home owners who will use the home part of the year.
- Owners thinking long term, comfortable buying off-plan and waiting for the island to fill in.

"Is Ramhan a resort or a place to live?" It is being built as both.

Open Abu Dhabi area map ↗Ramhan is one of Abu Dhabi’s newest island launches: villas with their own stretch of beach, apartments, a hotel and a marina, on an island planned from scratch. Almost everything here is still to come. That is the opportunity, and the risk, in one sentence.
No school or nursery is open on the island yet. The master plan includes both; until they open, families will rely on schools on the mainland and the nearby islands.
A villa with its own beach and the one set back behind it share an island, not a price. The view from the plot does most of the work.
Not yet. The first phase is due to hand over from late 2027, and later phases are scheduled into 2029. Check the handover date of the exact phase you are offered, not the island’s.
Only with a holiday home licence from the Department of Culture and Tourism. On an island built partly as a resort, check with the developer whether your community’s rules allow it.
Saadiyat is finished, with the museums, the schools and years of resale history. Ramhan offers a newer villa with its own beach frontage, but asks you to wait for the island around it. One is bought for what is there, the other for what is planned.
Read Portavia’s published market context or discuss a specific home or phase.
Editorial review: 9 October 2026. School admissions, planned facilities, phase completion, access and ownership conditions must be confirmed for the exact property. This guide does not confirm available units, prices or returns.
