Where Should You Buy in Abu Dhabi? The Four Districts Buyers Chose in 2026

The question isn't where is hot. It is where you will still want to be in ten years.

In the first half of 2026, buyers spent AED 70.4 billion on homes in Abu Dhabi, against AED 25.3 billion a year earlier (ADREC). Four districts took most of it. They are not interchangeable.

This article is not for you if

  • You have already chosen your district. Read how to choose a launch instead.
  • You are looking for a list of homes. The district comes first.

The four districts, by what buyers paid

1. Al Hudayriyat Island: AED 19 billion, 27% of all sales (ADREC)

A Modon island built around sport and the sea: cycling paths, beaches, Surf Abu Dhabi, and an 18 hole championship golf course at the heart of Hudayriyat Golf Estates. Homes range from townhouses to hillside estates. Freehold for all nationalities in the investment zones (Modon).

2. Saadiyat Island: AED 13.3 billion (ADREC)

The cultural district: Louvre Abu Dhabi, the Guggenheim, NYU Abu Dhabi, protected beaches and Saadiyat Beach Golf Club (Modon).

Not for you if you want theme parks and nightlife on your doorstep. That is Yas. Saadiyat guide

3. Al Reem and Al Maryah: AED 10.5 billion (ADREC)

The city islands, next to ADGM. Al Reem holds the largest stock of homes in Abu Dhabi's investment zones: 27,500 of about 72,000 (ADREC).

4. Yas Island: AED 7.3 billion (ADREC)

The leisure island: Yas Marina Circuit, Ferrari World, Yas Mall, Yas Bay and Yas Links golf.

What the average hides

A district total says where money went. It does not say which streets, phases or frontages will hold their value. Inside every one of these districts, two homes at the same price can have very different futures.

Worth asking yourself

Which district fits how you will live, not just what you will pay?

Questions buyers ask

Can foreigners buy on Al Hudayriyat Island?

Yes. Modon offers freehold ownership to all nationalities within its designated investment zones on the island.

Are rents rising in Abu Dhabi?

Yes. New lease prices rose 17% for apartments and 9% for villas year on year, and faster inside investment zones: 21% and 16% (ADREC, H1 2026).

Where can foreigners own an apartment in Abu Dhabi?

In the investment zones set by the Executive Council. Outside them, ownership is limited to UAE nationals, with some GCC rights.

Is the district more important than the developer?

Both matter, in that order for most buyers: a strong district carries an average building, rarely the reverse. We weigh both before you choose.
