The problem is not finding a launch. It is choosing one.
The Abu Dhabi Real Estate Centre registered 28 new real estate projects in the first half of 2026, 16% more than a year earlier. It has not slowed down: between July and late September, at least 23 more 2026 projects appeared in ADREC's public project directory. That is more than one new project a week, and every one of them is presented as the one not to miss.
Most buyers ask how fast a project sold. The better question is whether it is right for you, and what you can do with it in five years.
This article is not for you if
- You need to move in within a year. Buy ready.
- You are buying to sell again within months. That is a different strategy, and a riskier one.
Why "it sold out" is the wrong signal
A fast launch tells you about demand on one weekend. It tells you nothing about how many identical units reach the resale market in the same month, three years from now.
Off plan is now most of the market: 82% of residential deals in the first half of 2026 (ADREC). More launches mean more choice, and more identical units competing with yours at handover.
The five checks before you reserve
- Registration and escrow. Every off plan project must be registered on DARI, and your payments go into the project's escrow account, released only against construction milestones (ADREC). We confirm both.
- The developer's record. Not the brochure. Previous handovers, and how close they came to the promised dates.
- The district, not the tower. Who is investing around it: schools, transport, leisure, the state. The building follows the district.
- The payment plan and the resale clause. How much you pay before handover, and when the developer lets you sell. How resale works
- Your exit. How many similar homes the district delivers in the same year, and what finished homes nearby sell for today.
The mistake we see most
Reserving on launch day because the queue was long. The queue is not your exit.
What this article can't tell you
Which of the coming launches passes all five checks. That depends on unit, floor, view and price. It is the conversation we have before you reserve.

Questions buyers ask
What is an EOI, and where does my money go?
An Expression of Interest secures your place before a launch. Since February 2026, developers must register EOIs digitally through ADREC's Madhmoun system, and EOI money goes into a government managed escrow account, not to the developer (ADREC).
What fees do I pay when I buy off plan?
A registration fee of 2% of the sale price on DARI, plus any developer administration fee. Registration must be done within 21 days of the contract, or a late fee applies (ADREC, DARI).
Can foreigners buy off plan in Abu Dhabi?
Yes, in the investment zones set by the Executive Council, where most new launches are (ADREC). We confirm the zone before you reserve.
How do I check what I have paid into escrow?
Registered buyers can request a statement of account from the project's escrow system on DARI, showing every payment received (ADREC, DARI).
