Yas is Abu Dhabi’s leisure island: theme parks, Formula 1, the arena and the mall. Over the last few years it has also become one of the emirate’s busiest places to buy a home. Tourists come for a weekend. Residents now come for the long term. The two do not always want the same thing.

The island, briefly

  • Location: along Abu Dhabi’s airport corridor.
  • Ownership: a designated investment zone. Foreign buyers can own freehold.
  • Backed by: Miral (government), which runs the island’s attractions, and Aldar, the main residential developer.
  • Make-up: villa and townhouse communities, mainly in the north and west of the island, plus apartments around Yas Bay and the centre.
  • Daily life: Yas Mall, Yas Bay Waterfront, Yas Beach, Yas Links golf course and Yas Marina.
  • Leisure: Ferrari World, Warner Bros. World, SeaWorld Abu Dhabi, Yas Waterworld, CLYMB, Etihad Arena and Yas Marina Circuit, home of the Abu Dhabi Grand Prix.
  • Next: Disney and Miral announced a Yas Island theme-park resort in May 2025. Treat it as a future development, not a guaranteed opening date or investment return.

Who it suits

  • Rental investors, who benefit from year-round demand from people working on and around the island.
  • Families who want space at a lower entry point than Saadiyat, with schools, beaches and the mall close by.
  • Buyers who want to be near the airport, with Dubai within reach by road.

Who it doesn’t suit

  • Buyers who want a purely residential island. Yas is first a leisure destination: Formula 1, concerts at Etihad Arena, theme parks, and the crowds and traffic that come with them on event days.
  • Anyone buying because of Disney alone. The park is in early design, and Disney has not announced an opening date. A purchase made today should make sense without it.

What the average hides

The theme parks bring the tenants. The project, not the island, decides whether they stay.

Questions before your shortlist

Can I rent my Yas home to tourists?

A holiday-home use requires the applicable Department of Culture and Tourism licence and compliance with building and community rules. Confirm the current applicant eligibility and advertising requirements directly with DCT.

When will Disneyland Abu Dhabi open?

No date has been announced. The park is in early design on the north of Yas Island, and Disney has indicated that design and construction will take several years.

Is Yas Island good for families?

Yas has international schools, nurseries, beaches, parks and Yas Mall. The trade-off is event days: Formula 1, concerts and theme parks bring crowds to parts of the island.

Is The Sustainable City on Yas Island?

Yes, in Yas North. It is a joint project by Aldar and Diamond Developers, built around car-free residential clusters.
